Classification of offices. Category of office space


• Class A and A + - premises in new office complexes with first-class accommodation, optimal planning solutions, high quality finishes and engineering, automated life support systems. These are the most prestigious representative-level premises located in the best places of the central part of the city.


Class A business centers meet the highest requirements of international quality standards. New, specially built or completely renovated high-quality buildings with competent free spatial planning, modern engineering systems and the highest level of service are the best option for the offices of reputable well-known companies.

 

The architectural solution and interior decoration of such office complexes, as a rule, is made according to the author's design with the use of high-quality expensive materials of well-known world brands. Exterior and interior, spatial, planning and functional organization of business centers emphasizes the high style and status of its customers. Convenient access roads, availability of sufficient above-ground and underground parking spaces, own security and management service, full automation of all life support systems and developed infrastructure of the complex (reception, hall for communication with VIP-clients, conference halls, fitness center, beauty salons, cafeterias, restaurants, etc.) make doing business in offices of this level more than comfortable.


Class A+ offices. The addition to the class in the form of a “+” sign primarily accompanies buildings that are not more than 3 years old. Offices in business centers of class A + are characterized by so-called smart technologies (centralized management of life support systems, tuned microclimate, temperature, humidity, etc.).


Mandatory are places for rest and eating (restaurants, cafeterias), efficient planning and many bright rooms with large windows and high ceilings, the availability of sufficient parking spaces, guarded underground parking, and equally important systems high degree of security, professional management and high service of the real estate object.


Class A offices are very close in their characteristics to the category of A + offices and are somewhat inferior to them in their secondary characteristics. Yes, it may not be newly rebuilt, but qualitatively restored buildings built relatively recently. Less efficient spatial planning, fewer windows and slightly lower safety requirements are allowed compared to A +.


Class A offices are mostly also secondary reconstructed real estate, in which the organization of planning is not as effective as in the previous classes, perhaps a slightly lower quality of microclimate support systems, and not underground, but above-ground parking spaces.

Class B - premises with almost the same characteristics as Class A offices (more details - in the previous article), but they are not so prestigious and the range of services offered here is not so wide.



 Class B offices have almost the same characteristics as Class A offices, but do not reach their level. In contrast to category A, this includes business centers in Kyiv, where the rent of premises is not intended for entertainment purposes. Although the difference between them is not fundamental, such business real estate is less prestigious, and the demand for this category of offices is mostly Ukrainian companies, choosing inexpensive but high-quality maintenance of premises, or large organizations to accommodate the bulk of their employees.


Such office centers in Kyiv, unlike higher-class buildings, can be located at some distance from the city center, but always in a prestigious business district. As a rule, these are not newly built buildings, but overhauled, with a presentable renovated facade and high-quality interior decoration, but without exclusivity. Most often, this category includes completely renovated and converted mansions, formerly of cultural value, or class A office real estate after five to eight years of operation.
